Just Sold

Woodinville Charmer
Undisclosed Address
Off Market
Sold at: $475000

Congratulations to my amazing investor client, on this successful sale. I was able to assist him with procuring this property, at the very last minute on a Thursday late evening. It closed the following Wednesday, in just 4 business days from start to finish!
It is a solid investment opportunity for him to either flip, re-build, or re-sell to another builder.
Either way, a win for him. He was so pleased.
A record sale!
A repeat client. who I adore working with and always makes my job a lot of fun, thanks Mr. G! Also thank you Mr. Koepf, my excellent co-agent out of BIG SKY SIR in Montana, for working together with me on this, any many other properties. You are a pleasure to work with and I think we make a great team!
Another thank you to Teresa Jamieson at WFG National Title and Escrow and her escrow and title teams.
They are always so phenomenal at getting the job done!
Excellent work team!
Thanks to both of you for trusting me to help you with your sale.
 It was my pleasure, sincerely.
I love my job!

Client Thank You

A Job Well Done!

I always strive to do my very best in every property transaction for my clients. I go out of my way to assist them, try to always be available to them, to teach them and answer all their questions. Typically, I end up with life long clients and new friends from this process.
It always warms my heart when I get smiles, hugs and thank you’s.
I enjoy every minute working with my clients and ensuring that they succeed.
I work very hard to deliver exceptional results.
I was surprised this morning to open my front door to a Fed Ex delivery driver. I was shocked again, when the box he had in his arms was in fact for me. One of my all time favorite client families had gone out of their way to have a Holiday gift delivered to my front door, as a thank you for my dedication to their family.
I was overjoyed and so touched. As if I could adore them any more than I already do!!!
Thank you Mr. and Mrs. W and kiddos!
I am very honored by your faith in me and your kind words.
I look forward to our future working together.
Thank you to all of my clients, team members, staff, and especially to the Shriner family, for allowing me the support and opportunity to become a success.

I am proud to represent such an amazing group of people here at MSIR.

A great tip for homeowners trying to downsize, or anyone with items they no longer use!

FUSION is a non-profit volunteer organization for helping homeless with housing assistance around Federal Way King County Washington.
FUSIONFEDERALWAY.ORG

I found a wonderful tip for anyone looking to offload extra things in a new listing, or for any other reason. One of my clients turned me on to this organization.

Fusion Design Boutique
31823 Gateway Center Blvd, S
Federal Way, Wa 98003
253-839-4045

These folks will come pick up any of your gently or not so gently used items, AT NO COST!!! The donations are used to re-home women and children of domestic violence, by offering furnished transitional housing. They also offer this type of housing to help transition homeless people back into society.

They cleared out an ENTIRE house for me today. They were efficient, on time, and so helpful I did not have to lift a finger! They even provided a receipt for donation to my client for a tax write off. Amazing people. Doing good things always feels good

The lost art of saying Thank You.
Erin Harold Newsletter | February 29, 2016
So often in our world today, we are all just too busy. Busy with work, busy with family.
Busy, busy, busy.
As a result, it has become a rare thing that we ever hear a thank you. More often, the only time we hear from someone about our work, is when someone has something unkind to say.

I, for one, would like to see the lost art of saying thank you return in full effect.

I find thank you’s and compliments to be both humbling, and eye opening. It is so interesting to see yourself through the eyes of others. Especially when those thank you’s and compliments come from a colleague in your own industry, for no other reason than they felt you deserved it.

Today I received this little testimonial from a colleague who I admire a great deal. She is looked up to by many for her attention to detail, highly respected for her many years of experience and renown for her high level of standards in our industry. I was so very proud to receive such a compliment from someone so revered, that I thought I would share it.

So often things like this go unnoticed.

“I have known Erin for about 5 years now and have been consistently blown away by her commitment to her clients. Many Agents will throw this saying around but I have been able to see firsthand just what that means to Erin. Her clients can expect someone who is highly versed in not only Real Estate law but someone who is a killer negotiator and is relentless in helping her clients get the home of their dreams and/or to be able to sell their home fast and usually above asking with a clean and fast closing. Her depth of personal care in unparalleled; her top concern truly is her clients happiness and helping them achieve their Real Estate goals. In this current market a lot of her success depends on her thinking outside the box to help find inventory that most other Agents wouldn’t, she is tireless in making sure her clients are educated to the process and know all of their options, giving them every resource they could possibly need. Living, working and raising a family in the local area gives her a better understanding of what each community has to offer and thus helping you find the right community for you and your family. I have and will continue to recommend my close personal friends and family to her since I know she will care for them and work as hard for them as I would, and that is the best compliment I can give really.”  – Rochelle

Thank you, Rochelle, for taking the time to recognize my hard work and effort with such a glowing statement. I appreciate it a great deal. Sincerely.

And to this I say: The reason for my hard work is simple……
My clients mean the world to me. I treat them accordingly.

Call me.

I look forward to meeting you.

OCTOBER 2015
COMPLIMENTS OF JOHN TENORE

Dear Friends, Clients and Colleagues:

As the leaves are turning color and the weather is getting slightly more chilly we are pleased to present to you our Third Quarter 2015 newsletter. In this issue we include links to the latest news we find interesting including market statistics from the 3rd quarter, a fun article comparing Brooklyn and Manhattan, a preview of a contemporary art auction overseas and a link to a new restaurant that we have enjoyed. We also highlight 2 destinations – Santa Fe, New Mexico and Bar Harbor, Maine where the quality of life is very different from our urban living here in the city. This quarter we are offering three current listings for sale – an artist’s loft in SoHo, a beautifully appointed and well located home on Lower Fifth Avenue, and a duplex walk-up 2 bedroom with lovely garden views in the West Village. So please have a look when you have a moment. All the best to you this fall. Happy Halloween!

Regards,
The Norrgard – Tenore Team

Brooklyn Real Estate to Manhattan: ‘What’s Good?’

For as long as there have been rivalries, Manhattan has often been presented as the place where people would rather live, and the other boroughs honorable mentions that will do nearly as nicely. That dynamic is shifting. After a spate of new real estate market reports, Brooklyn can now definitively say: “What’s good, Manhattan?” The median price of a Brooklyn apartment is now at an all-time high of $676,250 – up 15.1 percent from the year before.

Sotheby’s Auction | Southeast Asian Abstraction

Coinciding with the 30th anniversary of Sotheby’s Singapore, as well as the 50th anniversary of Singapore’s independence as a country, Southeast Asian Abstraction: A New Dialoguecelebrates the very essence of abstract form within a localized context. This exhibition highlights Southeast Asian abstract art from the 1960s to the 21st century. The artworks created may be seen as a marriage influenced by old world concepts paired together with a fresh vocabulary.

Where We’re Eating | Upland Restaurant

Built around a culinary philosophy that takes heavy cues from the seasons, Upland balances a familiar rusticity with a smart global approach and a New Yorker’s eye for detail. The wine program matches the excitement coming out of Upland’s open kitchen, with a wordily 500-bottle list and a clever by-the-glass selection that’s remarkably food-friendly. We love Upland not only because of the innovative/seasonal selections, but also because the interiors were designed by a LaChance + Team favorite, Roman and Williams. On a side note, the name and theme is inspired by Upland, California, hometown of our very own Michael Hahn who is quickly making waves at Compass and in the New York market.

Dinner, friends and a bright future!

I had a wonderful dinner on the waterfront in Portland at Aquariva, with Cal Lyford, of Sotheby’s International Realty and Deb Tebbs, of Cascade Sothebys International Realty, and an exceptional new recruit.

I absolutely love the comraderie of this brand, with all the positive forward momentum and the phenomenal amount of new growth. This brand is so unique and innovative it is exciting to be part of such an amazing team of people.

Locally and globally it is the company everyone wants to work for, and all the other companies wish they could be.

I am excited for the bright future, for all of us. Such a wonderful day. Such wonderful people. Such an outstanding brand.

The best part of my job

As a working mother, it can be hard to juggle all the work and time needed to parent.

But the one thing I love most about my job, is that I can do the work anywhere!

This morning, I’m negotiating a deal, completing paperwork, and scheduling appointments, all while watching my son’s baseball game! I’m connecting  with my community, supporting my son and enjoying this gorgeous sunshine.

I love my job!

Buyers are ravenous for your home!

money house

Do you own a house? Are you wondering if that house is worth selling? Let me tell you something, whatever the property you own, right now that property is made of nothing but money!

If you want proof of just how valuable that home of yours could be, lets discuss the current sellers market happening right now. For example, an 1100 Square foot home, in the Ballard neighborhood of Seattle, Washington, which was listed for sale at $559,000 just sold for $717,000, with a back up offer over $730,000! That is nearly $652 per square foot.

And, NO, that was not a typo. I did say 1100 square feet. This house I refer to, was not an out of the ordinary home people. It was an adorable, little, family stater home. Brick, standard, simple. It sold for nearly the same price per square foot that one would typically see in a luxury level, million dollar home.

Why you ask? Well let me tell you. Simply, the supply of available properties for sale, can not meet the demand of those who currently wish to buy. Therefore, when buyers want to buy, and there are not enough homes available for sale for those buyers, the competition to procure them becomes vivacious! Competitive offers will occur and the selling prices will escalate to well above the asking price. Most often that occurs with multiple offers, each one better than the offer before it. That my friends, means that house of yours is indeed made of money.

So, here is my advice. If you have even been remotely toying with the idea of selling your home, NOW IS THE TIME! And this years selling season has really not even begun, so lets sell that house! As a seller you could not be in a better position than right now to achieve a phenomenal success on that sale. Want to know what your house could sell for, I can show you that by providing you with a current market analysis of your property.

As a buyer in this hot, competitive market, it can be rough competition out there. You will need to ensure all of those ducks are in a very tidy row! Your financing will need to be in order, your inspections complete and ready to go, and you absolutely will need to have a broker capable of some fierce negotiating in order to succeed in outbidding your opponent! I have the resources to help you do all of these things.

If you are ready to sell, or buy, or know of someone who is thinking of either, I would be happy to help. Give me a call and let me help you achieve this kind of success on your next property transaction!
